NOTICE TO REAL ESTATE AGENTS AND HOMEOWNERS

City of Southgate Resale Inspection Policy:

Effective July 12, 2021 all residential dwellings are required to have the exterior inspected prior to sale of the property.  A Certificate of Compliance shall be valid for one sale or transfer of a dwelling.  A new inspection shall be required each time the dwelling is sold or transferred.

Effective June 1st, 2024, the inspection fee is $200.00 which includes the initial inspection.  A $60 fee will be charged for all additional inspections. The homeowner has the option to either make all necessary corrections to obtain a Certificate of Compliance or they can sell the property “as is”.  The buyer can assume the repairs but must put $1000.00 in escrow along with signing an affidavit assuming violations and escrow agreement BEFORE closing, the affidavit would then be used as the closing document.

Inspection reports will be available via the email provided, mailed or in person pickup within 5 business days after the inspection.

The home sales office is located in City Hall in the Building Department.

To avoid delays with your closing, please be sure you have either the Certificate of Compliance or the buyer has the signed affidavit in hand before scheduling your closing.
